Fall Maintenance

The Goal Isn't Fixing Your Furnace. It's Never Having To.

Here's something you might not expect an HVAC guy to say: the best service call is the one that never happens.

Our real goal at JBH isn't repairs. It's keeping your system running trouble-free for as long as possible. And the way we do that is pretty unglamorous. We show up before the season starts, take things apart, clean them, and look closely at parts that are about to quit.

What That Looks Like in Real Life

A few weeks ago we did a pre-season check on a boiler. Everything seemed fine. It fired, it heated, the homeowner had no complaints.

But when we pulled the flame sensor, it was caked with buildup.

The flame sensor's job is to confirm there's actually a flame when the gas valve opens. When it gets coated, it can't "see" the flame well, so the system lights, decides something's wrong, and shuts itself off. Usually it'll try a few times, then lock out completely. And it almost always happens on a cold night, because that's when the system is working hardest.

This one was well on its way. Left alone, I'd bet money it would have failed sometime this winter.

The burners on that boiler were also badly rusted. Rusty burners don't burn cleanly, and a dirty flame is something you want dealt with on a calm October afternoon, not discovered in January.

Both problems got handled before the heating season ever started. No emergency call, no cold house, no waiting on parts in the middle of a cold snap.

Why Fall Matters

Your heating system sits all summer. Dust settles, sensors get coated, and small wear turns into bigger wear. Then the first cold morning shows up and it's asked to go from zero to full effort overnight.

A fall tune-up is where we catch:

  • Dirty or failing flame sensors like the one above
  • Rusted or dirty burners that hurt efficiency and combustion
  • Weak igniters that are close to cracking
  • Clogged filters and drains that strain the whole system
  • Electrical connections and safeties that need tightening or testing

None of it is exciting. All of it is cheaper than a no-heat call.

It's Not Too Late

If your system hasn't been checked yet this fall, there's still time to get ahead of the cold. And if you're one of our Comfort Club members, your fall clean and check is already included. Just reach out and we'll get you on the schedule.
